FHA's Energy Efficient Mortgage program (EEM) helps homebuyers or homeowners save money on utility bills by enabling them to finance the cost of adding energy efficiency features to new or existing housing as part of their FHA insured home purchase or refinancing mortgage.
- 203(k) Enables homebuyers to finance the purchase of a house and the cost of its rehabilitation through a single mortgage or to finance the rehabilitation of their existing home. Minimum retrofit is $5,000.
- Streamlined 203(k) Permits homebuyers to finance an additional $35,000 into their mortgage for Energy Efficiency Retrofits.
- 203(h) Enables homebuyers to finance an Energy Efficiency retrofit utilizing a standard 96.5% FHA insured loan; funding on whichever is less: 5% of the total amount financed or the cost of the energy retrofit.
